I just replied to the sellers email saying that having reviewed his amendments to the contract, I'm not comfortable signing the changes relating to the patio and that I request the patio to be retrospectively approved prior to settlement. So now we just wait and see. He'll either come to the party, or I won't be buying the house. I decided I don't want to take on the potential hassle of needing to deal with it. He either sorts it, or I walk.

He either gets the disclosures made or you gonna roller blade.

Seller called and said he's willing to get approval done, so we're meeting up soon to do up and sign a contract that states this is required prior to settlement. Will report back later.

All stipulated as a special condition in the contract that approval will be sought and provided for patio prior to settlement. Contracts all agreed upon and signed by both parties

Cheers bud. Just hoping it all goes through ok from here. When I spoke to the bank today he said that as long it's stipulated in the contract that it needs to be approved prior to settlement then they can just hold off settlement until approval is provided.

Settlement is supposed to be 21 days after financial approval, but that could push out depending on how long council approval takes for the patio. Finance approval is supposed to be max of 28 days from signed contacts.
